Buyer’s Inspection

Our standard home inspection is a full evaluation of a residential property’s readily accessible and visible areas. After the inspection, we’ll email you a detailed report of our observations within 24 hours.

We inspect the following areas:

  • Roofing components including gutters, downspouts, skylights and roof penetrations
  • Foundation and crawl spaces
  • Structural / framing components
  • Exterior including doors, windows and siding
  • Driveways and sidewalks
  • Drainage and grading
  • Decks and balconies
  • Garage
  • Interior including doors, windows, floors, walls, ceilings, stairs
  • Attic area, insulation and ventilation
  • Electric system and components
  • Plumbing system and components
  • Heating and air conditioning system and components
  • Fireplace
  • Built in appliances
  • Thermal imaging is used on suspected areas at no extra cost.
  • Moisture meter and gas leak detector are also used as necessary.

New Construction

This inspection will help you take care of any issues with your new home before the final closing will occur. Many buyers know that just because this is new construction does not mean defects will not be present. Buyers now have third party inspection during various stages of the construction, including slab, frame, roofing, pre-drywall and final product. This inspection protects your purchase and if deficiencies are observed, you will immediately bring up these issues with the builder and plan to repair the issues without delaying the closing transaction.

  • Remember, just because a home is new and it may look perfect, doesn’t mean that defects are not present. Calling my inspection company will give piece of mind and ensure you’re making the best decision for your family and investment.

Pre-List Inspection

  • Notice : Every house comes with quirks and problems. If you’re planning to put your property on the market, an inspection ahead of time will give you advanced notice of any deficiencies observed, including some you may not have known about.
  • Repairs : Pre-list inspections gives you the time to repair projects yourself. When negotiating with a buyer, necessary repairs will typically require you to bring in licensed professionals for all work performed, even when the repairs are minor.
  • Options : For larger repairs that require licensed professionals, you’re in control and time is on your side.
  • Pricing : There may be some repairs you’re not willing to do or you can’t afford to hire licensed professionals. You don’t have to take care of the repairs. With defects known, you are able to establish a sale price before putting the house on the market.
  • Acceptance The fact that your house has already had an inspection can have appeal for buyers and can serve as a plus if included in marketing descriptions of the house. When buyers compete with each other, they may be more willing to accept your pre-list inspection report and most likely resulting in a quicker closing date.

Insurance Inspections

This inspection will help you to provide a wind mitigation, four point or roof condition reports requested by your home insurance agent. We provide all of these inspections to residential properties and condominiums. Credits, or premium discounts are applied toward the windstorm portion of your insurance policy.
